Every acquisition at Van Patten Capital follows a disciplined, execution-focused process designed to support long-term stability and performance. We apply conservative underwriting, rigorous risk assessment, and strategic alignment from day one — prioritizing capital preservation, durable cash flow, and long-term value creation.

Property Discovery & Acquisition

Once we've identified potential opportunities, our expert team filters based on key factors — including price, location, and asset quality. This process ensures we only acquire investment properties that meet our goals and expectations.

Due Diligence & Final Underwriting

The initial underwriting process kicks off a comprehensive due diligence schedule. From onsite inspections to a financial deep-dive to mitigating potential risks while maximizing rewards — we dig deep on each potential deal.

Renovations, Development & Value-Add

Van Patten Capital focuses on renovation work to best position each investment property. By refreshing or overhauling underperforming assets, we increase interest and drive rents — improving cash flow and long-term capital appreciation.

Stabilizing & Refinancing Assets

Once the property is stabilized for 90 days, we refinance with long-term fixed-rate financing. We then pay off the construction/acquisition loan and, with long-term debt in place, return investors' capital.

Managing & Operating Structured Assets

Any asset can only perform as well as it's managed. We are invested in not just our properties but also in the systems, processes, and tools needed to manage a portfolio of income-producing assets across multiple markets.

Van Patten Capital offers investment partners the opportunity to participate in carefully selected multifamily acquisitions. We have identified four target states and are actively pursuing buildings ranging from 20–100+ units with a goal of 100+ doors closed in 2026.

We partner with REI Accelerator and Kingdom Investment Group, giving us access to professional legal teams, underwriting expertise, AI deal-finding software, and a direct line to institutional investors — while prioritizing our personal network first.

Investment Roles

Limited Partner (LP)
