Built for long-term performance.
Van Patten Capital is a veteran-owned multifamily investment firm focused on acquiring and operating value-add apartment communities in high-growth U.S. markets. We specialize in disciplined acquisitions and hands-on asset management designed to create long-term, risk-adjusted returns for our investment partners.
Founded by Caleb and Maycie Van Patten, our firm applies a principles-driven approach rooted in discipline, accountability, and capital stewardship. We target 20–100+ unit multifamily properties in markets positioned for sustained growth, with an emphasis on operational improvement and thoughtful value creation over medium- to long-term hold periods.
We are driven by freedom, legacy, and impact — the freedom to build enduring assets, the responsibility to steward capital wisely, and the desire to create positive outcomes for our investors, residents, and communities.
To identify and acquire value-add multifamily opportunities that create long-term value through disciplined acquisitions, operational excellence, and responsible asset management — delivering consistent, risk-adjusted returns for our investment partners.
To become a recognized multifamily investment firm known for disciplined execution, thoughtful asset management, and a growing portfolio of well-performing communities over the next three to five years.
Conservative underwriting and rigorous risk assessment on every deal — no shortcuts.
Transparent communication with investors at every stage of the investment lifecycle.
Treating investor capital with the same care and responsibility as our own.
Building enduring assets and generational wealth — for our family and our partners.
Every acquisition at Van Patten Capital follows a disciplined, execution-focused process designed to support long-term stability and performance. We apply conservative underwriting, rigorous risk assessment, and strategic alignment from day one — prioritizing capital preservation, durable cash flow, and long-term value creation.
Once we've identified potential opportunities, our expert team filters based on key factors — including price, location, and asset quality. This process ensures we only acquire investment properties that meet our goals and expectations.
The initial underwriting process kicks off a comprehensive due diligence schedule. From onsite inspections to a financial deep-dive to mitigating potential risks while maximizing rewards — we dig deep on each potential deal.
Van Patten Capital focuses on renovation work to best position each investment property. By refreshing or overhauling underperforming assets, we increase interest and drive rents — improving cash flow and long-term capital appreciation.
Once the property is stabilized for 90 days, we refinance with long-term fixed-rate financing. We then pay off the construction/acquisition loan and, with long-term debt in place, return investors' capital.
Any asset can only perform as well as it's managed. We are invested in not just our properties but also in the systems, processes, and tools needed to manage a portfolio of income-producing assets across multiple markets.
Demonstrating our disciplined underwriting, value-add execution, and long-term investment approach across multiple markets and asset profiles.

Van Patten Capital · Core Purpose
"Van Patten Capital partners with investors who value discipline, transparency, and long-term alignment. Our focus remains consistent: protect capital, execute thoughtfully, and pursue durable performance across market cycles."
Van Patten Capital offers investment partners the opportunity to participate in carefully selected multifamily acquisitions. We have identified four target states and are actively pursuing buildings ranging from 20–100+ units with a goal of 100+ doors closed in 2026.
We partner with REI Accelerator and Kingdom Investment Group, giving us access to professional legal teams, underwriting expertise, AI deal-finding software, and a direct line to institutional investors — while prioritizing our personal network first.
Investors receive preferred returns before any profit distributions to the general partners.
Average equity distributions on exit or refinance events, with investors paid out first.
Typical repayment window, with longer 3–5 year projections available on select deals.
Investors always get paid out first — capital preservation is our primary obligation.
Park capital in a tax-advantaged asset class and receive passive income annually or quarterly. As an LP, you benefit from ownership in an apartment community while remaining hands-off in day-to-day operations.
Take an active role in the deal structure with equity ownership and participation in the upside. GPs stay in the deal unless the asset is sold, sharing in the long-term appreciation and cash flow.
"My goal is to bring as many people to the top with me — because there is so much wealth to go around."
